My favorite rules:
- "IF ENTERTAINING IN YOUR HOME, DO NOT ALLOW YOUR GUESTS TO ROAM HALLWAYS OR ANY OF THE COMMON AREAS.
- DO NOT ALLOW YOUR PETS TO DEFECATE INSIDE/IN FRONT OF THE BUILDING. ALWAYS CARRY WASTE BAGS! CURB YOUR PETS!"
- "DO NOT THROW ANY ITEMS OUTSIDE OF YOUR WINDOWS, ESPECIALLY CIGARETTE BUTTS. IT IS DISRESPECTFUL FOR THE BUILDING AND FELLOW NEIGHBORS WITH BALCONIES!!
- "DO NOT THROW ANY ITEMS OVER ROOF OF BUILDING."
I feel sorry for the building managers. They're actually very cool, very nice people and any time we have a service request it gets taken care of right away. But their job sucks right now.
I suspect the owner was lax about screening tenants because the real estate slump is making it hard to fill apartments. But damn. Do you really need to be told not to let your dog shit in the building? To quote my mother, "Was you raised in a barn?"

when i lived in the alexandria penthouse, the list of rules included things like:
No Pimping
No Prostitution
No Gambling
No Selling Things in the Elevator
there was, however, no mention of prohibiting sales in the stairwell, which were brisk.
Alex and I are moving in up to the 11th floor in July. I know we are having the same kind of issues in our current building - but the Manhattan is much smaller than Pacific Electric.
PE got a new manager this week. His first order of business was to evict a bunch of people who have been not paying rent (duh) - which included my ass for neighbor.
His second order was to put a ka-bash on the rooftop. One guest per tenant. It's caused quite the stir.
I don't understand how inconsiderate people live with themselves.

Despite all the silliness, I think you'll like the Manhattan. Most of the neighbors are pretty cool.
